Lessee to provide Lessor with proof of tenant-insurance
policy (two million dollars) by th signing of the lease
Lessee is required to maintain said valid tenant-insurance
policy for the entire term/duration of the lease
Lessee is required to remit a copy of the policy/renewal
yearly, according to the date of the 1st
day of occupancy
In the event that the Lessee fails to provide the Lessor
with a current/valid insurance policy the Lessor shall have
the right to purchase such policy on behalf of the tenant
and at the tenant's expense
No Pets allowed
No Air BnB or any short term rentals allowed
No smoking or vaping of any kind of substance allowed in
the unit nor in the common areas
(cigarettes/cannabis/vaping etc.)
No growing of cannabis or any chemical substance allowed
No painting of the unit without the written approval of the
Lessor
Credit Verification: All promise to Leases shall be
conditional to the Lessor performing a credit
worthiness background check of the potential Lessee which
can include a credit check, TAL inquiry as well as a Palais
de Justice background check and employment verification,
letter of reference from previous landlord etc..
Credit worthiness shall be determined by the Lessor and not
by the broker
Inclusions : Refrigerator, stove, dishwasher, washer, dryer, blinds, light fixtures, curtains and curtain rods, wall-mounted air conditioner
